What qualifies as a “high-end renovation”?

Do you take on whole-home remodels?

What if I don’t have an architect yet?
That’s completely okay. Many clients reach out before they’ve selected an architect or designer. We can recommend trusted professionals we’ve worked with in Southern California and help guide the early planning phase so your project starts with the right team, a clear direction, and realistic expectations from day one.
Can you help during the planning stage before construction begins?
Yes. Pre-construction planning is one of the most important parts of a successful build. We help evaluate feasibility, align expectations early, clarify scope, and build a realistic timeline before construction starts. This phase also helps identify potential challenges upfront, so the project moves forward smoothly with fewer surprises once work begins.
Do you help with budgeting and cost planning?
Yes. We provide clear guidance early in the process so you’re not guessing. During pre-construction planning, we help align scope, materials, and design goals with a realistic budget range. This upfront clarity helps prevent surprises later and ensures the project stays intentional, well-managed, and aligned with your priorities.

Leonard Dunn personally oversees each project to ensure quality, accountability, and a smooth build experience from start to finish. In addition to full-service construction, LD Builders, Corp. also offers construction project management as a standalone service, including stepping into active projects when an experienced leader is needed to bring structure, coordination, and trusted oversight.
How do you keep projects on schedule?
Luxury construction requires disciplined scheduling and strong coordination across multiple trades. We keep projects on track through detailed planning, proactive communication, and reliable trade partner scheduling. Leonard Dunn stays hands-on throughout the build to help prevent delays, resolve issues quickly, and ensure each phase is completed with quality and efficiency.
How do you handle changes once a project starts?
Changes happen, especially on custom builds and high-end renovations. We manage them through a clear change order process: we document the requested adjustment, review any impact to scope, budget, and timeline, and confirm approvals before work moves forward. We also communicate updates to all trades involved so execution stays aligned and nothing gets missed.
Are you licensed and insured?
Yes. LD Builders, Corp. is a Licensed General Contractor in the State of California (#B-560290, since 1988) and is fully insured, including $2,000,000 in General Liability coverage.
Do you handle permits and inspections?
We coordinate the permitting and inspection process as part of the overall build, working closely with your architect, engineer, and the appropriate local jurisdictions. Our goal is to keep everything organized and compliant so the project moves forward smoothly from planning through completion.
Do you have experience building in communities with strict HOA or coastal restrictions?
Yes. Many of our projects take place in highly regulated luxury communities where design and construction must meet detailed requirements. We’re experienced working within HOA architectural guidelines, coastal requirements, and neighborhood restrictions such as height limitations designed to protect view corridors.
This is especially important in areas like Newport Coast and premier communities such as Emerald Bay, Pelican Hill, Pelican Crest, and Crystal Cove. We coordinate closely with homeowners, architects, and approval boards to ensure the project moves forward smoothly and stays compliant from planning through completion.

LD Builders, Corp. serves Southern California with a focus on high-end residential communities, including Newport Beach, Corona del Mar, Laguna Beach, Dana Point, Coto de Caza, Malibu, Rancho Santa Fe, La Jolla, Del Mar, and Solana Beach. If you’re nearby and don’t see your city listed, reach out, we may still be a fit depending on the project.
Do you take projects outside those cities?
Sometimes, yes. While our primary focus is on Southern California’s coastal and high-end communities, we do take on projects outside those areas when it’s the right fit. If your project requires the level of craftsmanship, planning, and hands-on leadership we’re known for, we’re happy to discuss your location, scope, and timeline to see if it makes sense.
How far in advance should we reach out?
The earlier the better, especially for custom homes, ground-up construction, and larger remodels. Reaching out early gives you time to plan the project properly, align on budget, and create a realistic timeline before construction begins. It also helps ensure we can reserve the right start date for your schedule.

How long does a custom home build typically take?
Timelines vary based on design complexity, permitting, engineering, and the overall scope of the build. Most luxury custom home projects take several months to over a year, especially when you factor in the planning and approval phases before construction begins.
That said, every client’s situation is different. If you have a specific timeline in mind (moving plans, school schedules, travel, etc.), we’ll talk through it upfront and do everything we can to align the project schedule accordingly. We’re very transparent about what’s realistic, and we’ll outline the best path to hit your target date whenever possible.
How long does a high-end remodel take?
High-end remodel timelines depend on the size of the home, the number of areas being renovated, and whether the project involves structural work, layout changes, or specialty materials. A luxury kitchen remodel may take several weeks to a few months, while whole-home renovations typically take several months, especially when custom finishes, approvals, or multiple trades are involved.
If you’re working around a deadline (hosting events, move-in plans, or living in the home during construction), let us know early. We can often structure the project in phases, prioritize critical areas first, and build a plan that respects your schedule while still protecting quality and craftsmanship.
